18 – The Villa Was Still Mine, Yet Every Time I Remembered Derek’s Silence About the Bank, I Understood How Much Trust Had Disappeared

The house had never belonged to Derek.

I knew that.

Robert knew that.

The recorded title established it.

Yet my son had behaved as though the villa was his to control.

That was the part I kept trying to understand.

I wasn't confused about ownership anymore.

The trust documents had settled that.

What confused me was how Derek had convinced himself he could make decisions about my home without asking me.

I remembered standing in the driveway.

The moving truck seemed enormous.

Boxes were being carried toward my front door.

Ray and Donna were preparing to live in rooms that had never been offered to them.

Megan believed everything was settled.

Derek appeared to believe the same thing.

And I was standing there feeling like the only person who didn't belong.

It was a strange feeling.

Being unwelcome in a place you had built.

I had walked through that house so many times without thinking about whether I had permission.

The kitchen was mine.

The bedroom was mine.

The porch was mine.

Arthur and I had made those spaces together.

But on that morning, Derek had treated my right to remain there as something he could decide.

I remembered the humiliation.

I hadn't expected it to hurt so much.

It wasn't merely that he wanted the property.

It was that he seemed unconcerned about what taking it would mean to me.

The apartment was supposed to become my permanent home.

He and Megan had decided that.

The Proctors needed somewhere to live.

They had decided the villa was available.

My bedroom needed new colors.

Someone had already begun changing it.

And nobody seemed interested in hearing whether I agreed.

I thought about those gray curtains.

They weren't especially important as curtains.

But they had become important to me.

They represented everything I had not been asked.

The coral walls were partly covered with gray primer.

A furniture catalog lay on the porch swing.

Arthur and I had built that swing.

I wondered whether anyone who opened the catalog understood what that place meant.

Probably not.

They saw a house.

A valuable property.

A place where they could live.

I saw years of work.

I saw Arthur.

I saw the life we had planned.

I saw the sacrifices I had made after he died.

Those differences mattered.

I looked at the application in Robert's office.

The valuation was still printed there.

Approximately eight hundred seventy-five thousand dollars.

That was how the villa appeared in Derek's financial papers.

A number.

An asset.

A claim of ownership.

Nothing on the application described the house as something his mother had built and maintained.

Nothing explained that it belonged to a trust.

At least, the ownership statement Robert had shown me didn't.

It presented Derek as owner.

That was inaccurate.

I didn't need a handwriting examiner to establish the ownership discrepancy.

The recorded title already did that.

The disputed signature was different.

That required further examination.

I kept those issues separate in my mind.

One fact had been settled.

Another had not.

The villa belonged to the trust.

The signature resembled mine.

I hadn't written it.

Who had written it remained unknown.

I thought about Derek's silence on the porch.

I had asked whether he told the bank he owned the villa.

He looked away.

I remembered waiting for him to answer.

He didn't.

At the time, I felt that his silence revealed something important.

Now the application showed that he had identified himself as owner.

The document answered the question he avoided.

But it raised a more serious one.

Why did my signature appear on the same application?

I looked at Robert.

He hadn't offered an answer.

That was proper.

He didn't know yet.

I was grateful he refused to pretend otherwise.

I had lived too long with assumptions.

Derek assumed I would give up the villa.

Megan assumed the deed was valid proof of his ownership.

Ray and Donna assumed their new living arrangement was secure.

And I assumed my son would never deliberately place my rights at risk.

Those assumptions had collided in my driveway.

Now I needed something more reliable.

Records.

Evidence.

A proper examination.

I thought about Megan.

She had been so certain when she came into my kitchen.

She carried the photocopy.

She told me Derek had handled the transfer.

Her parents needed the villa.

She spoke as though my role was simply to accept the decision.

I remembered how difficult it had been to listen.

I had wanted her to understand that I wasn't an obstacle.

I was the owner.

A living person with memories and wishes of my own.

But she hadn't seemed to consider that.

Later, when the move failed, she asked why I hadn't told her about the trust.

I asked whether she would have believed me.

She couldn't answer.

That silence had been painful.

It showed me how little room she had left for my perspective.

I didn't hate Megan.

I knew Derek had misled her.

Her surprise when Robert mentioned the loan seemed genuine.

She had believed his business was doing well.

She had believed there were no debts.

She had believed the villa belonged to him.

I felt sorry for her.

But I couldn't excuse the way she treated me.

Two things could be true.

She had been misled.

And she had helped make decisions about my home without my consent.

I wasn't responsible for pretending otherwise.

I thought about Ray and Donna.

They had trusted Derek too.

They made serious decisions.

They ended their lease.

They sold furniture.

They paid for the moving truck.

Then they discovered the villa wasn't available.

Ray had been furious.

Donna had cried.

I understood their fear.

But I hadn't promised them the house.

I hadn't invited them.

I hadn't told them to move.

Their disappointment was real.

So was my right to remain in my home.

I had to remember that whenever I felt guilty.

Guilt had been a familiar feeling in my relationship with Derek.

When he struggled, I felt responsible.

When he needed help, I wondered whether I was doing enough.

When his first marriage ended, I stepped in.

I found him an apartment.

I paid expenses.

I wanted him to feel supported.

After Arthur died, I became even more protective.

I didn't want Derek to believe he had lost both parents.

I had thought being available would prevent that.

But perhaps I had never learned how to be available without becoming responsible for everything.

I couldn't change the past.

I could only recognize the pattern now.

Derek was an adult.

He had made choices.

Those choices affected other people.

And they needed to be examined on their own merits.

I looked down at the application again.

One hundred eighty thousand dollars.

That was the requested loan.

Derek had admitted owing approximately eighty thousand.

The amounts were different.

I didn't know why.

I didn't know how the requested loan related to his existing debts.

I didn't know what the lender had agreed to do.

Those details weren't established by the pages Robert had shown me.

I refused to invent explanations.

The facts were serious enough without exaggeration.

I thought about the three-month gap.

The application had been submitted before the confrontation.

That timing troubled me.

It suggested Derek's financial use of the villa had begun before he announced I was no longer welcome.

But the precise relationship between those events remained uncertain.

I knew the order.

I didn't know every reason.

That was why I needed the supporting records.

I remembered Robert explaining the next steps.

The lender had provided a copy of the application.

The original supporting documents were being requested.

A qualified examiner would study the signature.

If unauthorized signing were established, the matter would have to be addressed appropriately.

I listened carefully.

I didn't want shortcuts.

I didn't want assumptions.

I wanted a proper process.

That was something I could insist upon.

I thought about Arthur's old truck.

Selling it had been difficult.

I remembered what it represented.

A part of his life.

A familiar possession.

Something I would never replace in quite the same way.

But the roof needed work.

I sold the truck.

Then I continued maintaining the villa.

That sacrifice belonged to me.

Nobody had forced it.

I made the decision because I wanted the house to last.

Now Derek had attempted to make a different decision about the same property.

Without my consent.

That difference was impossible to ignore.

I thought about the porch railing.

The little scratch remained.

I had chosen not to repair it.

Arthur left it by accident.

It reminded me of him.

I liked knowing it was still there.

I didn't want every trace of our work removed.

I didn't want somebody else's preferences to replace my memories.

And I didn't want Derek's financial problems to determine whether I could stay.

I looked at Robert's papers.

For the first time, I understood that the trust had done exactly what I needed it to do.

It preserved the official ownership.

It gave Robert the documentation to challenge Derek's claim.

It prevented that photocopy from being accepted as proof that he owned the villa.

But it couldn't make Derek honest.

It couldn't make Megan careful.

It couldn't stop Ray and Donna from trusting a claim they hadn't verified.

And it couldn't explain a signature on a loan application.

Those problems were beyond the trust itself.

They required people to take responsibility.

I couldn't make Derek do that.

But I could refuse to take responsibility in his place.

I remembered the porch conversation again.

He asked whether we could fix things.

I said not that day.

I had meant it.

I still did.

There were too many questions.

Too much damage.

Too much uncertainty.

I wanted reconciliation to be possible.

But I wasn't going to confuse reconciliation with pretending nothing had happened.

An apology didn't change the ownership records.

An explanation didn't authorize a signature I hadn't written.

And affection couldn't replace the evidence Robert was seeking.

I looked at my name.

The letters were familiar.

The decision behind them was not mine.

I knew that.

And as painful as the situation had become, I was no longer willing to treat my son's silence as an answer.

<a
