Ivers Revocable Living Trust.

I was the sole trustee.

I was the beneficiary.

The transfer had been recorded six years earlier.

Those facts had protected me when Derek tried to take possession.

I remembered Robert standing in the driveway.

The deputy was looking at the certified deed.

Derek stood nearby.

His confidence had begun disappearing.

He had produced the same photocopy Megan had shown me the previous week.

An unrecorded quitclaim deed.

Robert explained why it didn't establish Derek's current ownership.

The recorded trust transfer told a different story.

And for the first time that morning, everyone had to confront it.

Ray had been furious.

Donna had been frightened.

Megan had looked as though she couldn't understand how the situation had gone so wrong.

I had watched them all.

I could still remember the moving truck.

The boxes on the lawn.

The belongings that had been carried into my house.

It had seemed unbelievable that so many people could arrange their lives around my property without asking me a single question.

But they had.

And Derek had allowed them to believe the house was his.

That was something I couldn't excuse.

I understood that people could be desperate.

His business had been struggling.

He owed approximately eighty thousand dollars.

Megan's parents were about to lose their apartment.

Those problems were serious.

I didn't dismiss them.

But they weren't mine to solve by surrendering everything Arthur and I had built.

That was the difference I had finally learned to recognize.

I could feel compassion for someone without accepting responsibility for their decisions.

I hadn't understood that when Derek was younger.

Or perhaps I had understood it for other people but refused to apply it to my son.

That possibility embarrassed me.

I had always thought of myself as practical.

I could make difficult decisions about money.

I could repair things.

I could work hard.

I could finish projects.

But when Derek looked disappointed, I often forgot everything I knew about boundaries.

I wanted to help him.

Immediately.

Without making him uncomfortable.

Without forcing him to explain too much.

I had thought that was love.

Now I was beginning to see how easily it could become something else.

An expectation.

A pattern.

A belief that my resources would always be available.

I remembered the porch conversation.

Derek sat beside me after the deputy examined the deed.

He said he hadn't expected me to fight him.

I had been stunned.

Fight him.

That was how he described my attempt to remain in my own house.

I had asked him to remember the work I had done.

The back bedroom.

The roof.

Arthur's plans.

He remembered.

But remembering didn't seem to change what he wanted.

He still believed the apartment should become my permanent home.

He still believed the villa should accommodate Megan's parents.

He still wanted me to understand his situation.

I had listened.

Then he told me about the debts.

Eighty thousand dollars.

I remembered the way he hesitated before saying it.

At the time, I thought that admission might finally explain his behavior.

Now I wasn't sure it explained enough.

The loan application had been submitted three months earlier.

That was before the confrontation.

Before Ray and Donna were forced to reload the truck.

Before Megan came to me asking why I hadn't explained the trust.

Derek had already represented the property as his.

That fact mattered.

It suggested his plans involving the villa had begun earlier than I first realized.

But I couldn't say exactly what those plans were.

I didn't know.

And I refused to turn a suspicion into a fact.

I looked at Robert.

He had already contacted Derek about the discrepancy.

I didn't know what explanation my son would eventually provide.

I didn't know whether he could account for the signature.

I didn't know what the original supporting records would show.

All I knew was what the copy contained.

I thought about how uncomfortable uncertainty felt.

I had always preferred finishing things.

Arthur used to laugh about that.

He said I was too stubborn to quit.

I had taken pride in it.

If something needed repairing, I repaired it.

If a room needed rebuilding, I rebuilt it.

If the roof needed replacing, I found a way.

But I couldn't finish this problem by working harder.

I couldn't make the signature disappear.

I couldn't make Derek's ownership claim truthful.

I couldn't force the lender's records to contain an innocent explanation.

I had to allow the documents to be examined.

That required a kind of patience I wasn't used to.

I looked down at my hands.

They had finally stopped shaking.

I wondered whether that meant I was becoming calmer.

Perhaps.

Or perhaps I had simply reached the point where fear no longer changed what needed to be done.

I knew I hadn't signed the application.

That was enough to justify asking questions.

I didn't need to know the answer before allowing Robert to pursue it.

I thought about Arthur's photograph.

After Robert called on Friday afternoon, I had placed the original trust documents beside it on the dining table.

I remembered standing there.

The house was finally quiet.

The moving truck had gone.

The neighbors had returned home.

I had wanted to feel relieved.

Instead, I was looking at papers that protected my property while wondering whether my son had used my name without permission.

It seemed terribly unfair.

But the situation was what it was.

I couldn't change that by wishing Derek had been different.

I could only respond to the facts.

I thought about the little scratch in the porch railing.

Arthur had left it when he dropped his hammer.

I never repaired it.

That mark belonged to a memory I wanted to keep.

The signature on the loan application was another small mark.

But it represented something entirely different.

I hadn't chosen it.

I hadn't approved it.

And I couldn't allow it to stand as evidence of my agreement without being examined.

I looked at Robert again.

I wanted him to understand that I wasn't seeking revenge.

I didn't want to hurt Derek.

I didn't want to see his life fall apart.

But I also couldn't keep pretending that avoiding consequences was the same as helping him.

I had done that for too long.

I needed the truth.

Whatever it was.

The ownership records had already protected my home.

Now I needed the financial records to establish what had happened with my name.

I couldn't control the answer.

But I could stop protecting Derek from the question.

And that was the decision I finally made.

<a
