10 – I Kept Thinking About the Porch Where Derek Asked for Forgiveness, Because His Loan Papers Told a Different Story

I couldn't stop remembering Derek sitting beside me on the porch.

It had happened only days earlier.

The moving truck was still in the driveway.

His wife was crying.

Ray and Donna were arguing over what they were supposed to do.

And Derek had come to me asking for a private conversation.

I had allowed him to sit down.

I remembered that clearly.

Even after everything he had done, I hadn't turned him away.

I wasn't proud of that.

I wasn't ashamed of it either.

He was my son.

I still wanted to hear what he had to say.

I had thought the conversation might explain how we had reached such a terrible point.

At the time, I didn't know about the signature.

I knew Robert had raised concerns about the loan application.

I knew Derek had identified the villa as his property.

But I hadn't yet seen the copy the lender would provide.

I hadn't seen my name at the bottom.

Now, sitting in Robert's office, I found myself remembering every part of that porch conversation differently.

Derek had told me he didn't expect me to resist.

I remembered how much those words hurt.

He had treated my decision to protect the villa as something unreasonable.

As though I had broken an agreement nobody had ever asked me to make.

I had asked him whether he remembered the summer I rebuilt the back bedroom.

He had looked confused.

I reminded him about his college friends.

He had wanted more space.

So I removed the partition and rebuilt the room.

I remembered the work.

I remembered how pleased I was to make him comfortable.

It had never occurred to me that doing something generous might one day be treated as evidence that the house belonged to him.

But that was what it felt like now.

Derek had become accustomed to the villa being available when he wanted it.

He had stayed there.

He had enjoyed the rooms.

He had benefited from the work Arthur and I had done.

And eventually, he had apparently begun making plans that went far beyond visiting.

I thought about the loan application.

The ownership claim had been made three months earlier.

It was a simple statement on paper.

Derek Ivers.

Owner.

The words didn't describe any of the complicated history behind the property.

They didn't explain the trust.

They didn't explain the roof.

They didn't explain Arthur.

They didn't explain me.

The application simply represented the house as Derek's asset.

I looked toward Robert.

He was still examining the documents.

I didn't interrupt him.

My mind had returned to the porch.

I remembered asking Derek about Arthur's death.

He didn't want to discuss it.

He had said something like he couldn't bear another conversation about his father.

I hadn't been trying to punish him with the memory.

I wanted him to understand what the house represented.

After Arthur died, I had sold his old truck to pay for the roof.

I had worked weekends for nearly a year.

I had kept making repairs.

I had kept finishing rooms.

Sometimes it felt as though every improvement was a way of honoring the future Arthur and I never got to share.

Derek knew all of that.

He had seen the work.

He had heard me talk about it.

But on the porch, he seemed unable to connect those sacrifices with my right to remain in the house.

He had said Megan's parents needed somewhere to live.

He thought I would remain permanently in the apartment.

He believed the arrangement made sense.

I had asked who made the decision.

He didn't answer clearly.

I remembered how angry I felt.

Not because the Proctors needed help.

People needed help all the time.

I understood that.

But needing help didn't give them the right to decide where I should live.

And it didn't give Derek the right to offer a house that wasn't his.

I had tried to explain that.

I told him he and Megan had made plans about my property without consulting me.

They had decided my financial circumstances made it reasonable.

They had assumed my bedroom could be changed.

They had begun moving belongings.

Then Derek had told me I was no longer welcome.

I remembered his eyes filling.

He admitted he had made a mistake.

For a moment, I wanted to accept that as enough.

I had spent years accepting apologies from him.

Sometimes they were followed by real change.

Sometimes they weren't.

But I always wanted to believe the next apology would repair everything.

This time, I had told him we couldn't fix it that day.

He seemed surprised.

I wondered whether that was when he realized I might actually maintain a boundary.

I couldn't know.

I only remembered the way he leaned forward.

He wanted me to understand his circumstances.

His business was struggling.

He had loans.

Megan's parents needed housing.

He believed the villa could reduce everyone's expenses.

I had listened.

Then I asked about the debts.

He hesitated.

I insisted.

Finally, he admitted the amount.

Approximately eighty thousand dollars.

I remembered the silence that followed.

I had known Derek faced ordinary business problems.

I hadn't known he was carrying that kind of financial burden.

He hadn't told me.

He apparently hadn't told Megan either.

I thought about her face when Robert mentioned the loan.

She had been shocked.

She reminded Derek that he had told her his business was doing well.

She believed they could afford the renovations.

She believed the house belonged to them.

Then everything began falling apart.

I didn't know what Derek had told her privately.

I could only judge what I had witnessed.

But her reaction suggested she hadn't understood his finances.

I looked down at the loan application.

One hundred eighty thousand dollars.

That was what he had requested.

I remembered asking whether he used my house to secure borrowing.

He had avoided answering directly.

Then he admitted listing it as an asset.

He believed doing so would make approval easier.

I had asked whether he told the lender he owned it.

He looked away.

I remembered that silence more clearly than almost anything else from our conversation.

At the time, I hadn't known what to make of it.

Now the application showed exactly what ownership claim had been written down.

He had identified himself as owner.

The recorded trust documents established otherwise.

There was no ambiguity about that difference.

I looked toward Robert.

The papers were still on his desk.

I asked whether the ownership discrepancy alone was serious.

He had already explained that the lender needed accurate records.

The ownership documents would be provided.

The application would need to be reviewed.

I understood.

The signature raised an additional issue.

One that could not be resolved simply by showing the correct deed.

I thought about what I had said to Derek before walking inside.

I had told him to speak to his attorney.

Robert would handle matters concerning the villa.

Derek had asked me not to make the situation worse.

That sentence had stayed with me.

I hadn't created the loan application.

I hadn't claimed ownership.

I hadn't arranged for the Proctors to move.

I hadn't changed the bedroom.

I hadn't signed the document.

Yet Derek seemed to believe that questioning his actions made the problem worse.

I wondered whether he genuinely saw it that way.

I couldn't know.

But I remembered the pattern.

Whenever his choices created trouble, he wanted me to concentrate on making the trouble disappear.

He didn't seem to understand why I needed him to acknowledge the choice itself.

That was what had changed for me.

I no longer wanted to focus only on the damage.

I wanted to understand what caused it.

I wanted the truth.

Even if that truth was uncomfortable.

I thought about the morning the moving truck left.

Donna had been furious.

Ray refused to look at Derek.

Megan stood near the car, wiping her eyes.

I had watched them load the belongings back into the U-Haul.

I didn't feel triumphant.

I felt exhausted.

The house was still mine.

But something important had been damaged.

I remembered walking inside after Derek left the porch.

The rooms felt different.

The gray curtains.

The partly covered coral walls.

The furniture catalog.

None of those things belonged to the life I had chosen.

I wanted to restore the villa.

But I couldn't restore my trust in Derek simply by moving furniture and repainting walls.

That was becoming clearer.

I thought about the scratch in the white-oak railing.

Arthur had made it by accident.

He dropped his hammer.

We had laughed.

I kept the mark because it reminded me of him.

It was a small imperfection I had chosen to preserve.

I wondered whether Derek understood why.

Perhaps he had stopped noticing such things.

Perhaps he saw only the property's value.

I couldn't know what he saw.

But the loan application suggested that the financial value had become important to him.

Eight hundred seventy-five thousand dollars.

That was the figure he had used.

It was a large amount.

Far more than the debts he admitted.

I couldn't ignore that.

Still, the document didn't explain precisely why he requested one hundred eighty thousand dollars.

I needed to wait for the supporting information.

I wasn't going to invent a motive.

I had already spent too much time making assumptions about my son.

For years, I assumed he would always respect my wishes.

I assumed he understood how much the villa mattered.

I assumed he would ask before making decisions involving my property.

Those assumptions had been wrong.

Now I needed facts.

Not more assumptions.

I looked at Robert.

He had been careful throughout the dispute.

He didn't tell me what I should feel.

He told me what the records established.

I appreciated that distinction.

The deed established ownership.

The loan application established what Derek claimed.

The signature raised a question that required examination.

That was where we stood.

I asked Robert again about the qualified forensic document examiner.

He explained why the original supporting documents mattered.

A proper examination would allow an informed assessment.

I nodded.

I wanted the process followed.

I didn't want an accusation based on how strongly I felt betrayed.

I wanted the evidence reviewed.

I thought about Derek.

I still loved him.

That truth hadn't changed.

But I no longer trusted his explanations without verification.

I had never expected to say that about my child.

I looked down at the signature.

The resemblance was unsettling.

It looked like something I could have written.

But I hadn't.

I thought about the years when Derek came to me with ordinary problems.

A broken bicycle.

Schoolwork.

A failed marriage.

Those were problems I could help him through.

This was different.

I couldn't solve it by paying a bill.

I couldn't repair it with my hands.

I couldn't sit beside him and explain what he should have done.

He was responsible for the decisions he made.

And the documents would have to speak for themselves.

I remembered the porch one final time.

Derek had asked whether we could fix what happened.

I had told him not that day.

Now I understood why I couldn't give him a quick answer.

There was still too much we didn't know.

And until the truth about that signature was established, I couldn't pretend the matter was simply a family disagreement that could be put behind us.

Click here to continue reading: PART 11: My Villa Was Legally Safe,
