Ivers.

Every letter looked familiar.

The curved V.

The long movement through the I.

The small mark at the end of my surname.

I knew those details because I had written my name that way for years.

But I had never signed that application.

That was the one fact I could state without hesitation.

Robert had explained why we needed a qualified examiner.

The original supporting documents still had to be obtained.

The lender had provided a copy.

And the copy raised serious questions.

I wanted answers immediately.

Instead, I had to accept that the documents would need to be examined properly.

I looked at Robert.

He wasn't offering comfort he couldn't justify.

He wasn't telling me everything would turn out well.

He was treating the matter seriously.

I appreciated that.

For most of my life, I had been the person who tried to make difficult situations feel easier.

When Derek was frightened, I reassured him.

When he was discouraged, I encouraged him.

When he made mistakes, I helped him find a way forward.

I had done those things so often that they seemed like part of being his mother.

Now I was sitting in an attorney's office because my son had presented my property as his own.

And a signature resembling mine appeared on his loan application.

I couldn't make that problem disappear by being understanding.

I looked down at the date.

Three months earlier.

That was when Derek had submitted the application.

Three months before I found myself in this office.

Before the moving truck left my driveway.

Before Ray and Donna had to load their belongings back into it.

Before Megan stood beside their car crying.

The application had already existed.

That troubled me.

It meant the financial claim about my house had not begun on the morning Derek tried to take possession.

It had been made earlier.

I didn't know what he had intended.

I didn't know what other explanations he might offer.

But I knew the date.

And I knew the ownership record.

The villa belonged to the Vivien A. Ivers Revocable Living Trust.

I was the sole trustee.

I was the beneficiary.

The transfer had been recorded six years earlier.

Those facts had been established before the deputy examined Derek's photocopy.

They hadn't changed.

Derek could call the house his.

He could tell Megan he owned it.

He could list it on an application.

None of those things changed the recorded title.

I thought about how confidently he had stood in the driveway.

I remembered his jacket pocket.

The photocopied quitclaim deed.

The nervous little laugh when the deputy told him his name wasn't listed.

Derek had seemed certain that his document would be enough.

Robert had asked for proof of a recorded transfer.

Derek didn't have it.

That moment had changed everything.

Not because Robert had argued more loudly.

He hadn't.

Not because I had threatened my son.

I hadn't.

The recorded documents simply established something Derek's claims could not overcome.

I had protected the property six years earlier.

I was grateful for that decision.

But the papers in front of me showed another kind of danger.

The trust protected ownership.

It couldn't prevent somebody from making a false claim about the property.

It couldn't prevent my name from appearing on a document I hadn't approved.

That was why we were examining the application.

I looked again at the signature.

I almost wished it looked nothing like mine.

That would have been easier to understand.

Instead, the resemblance was close enough to make me uncomfortable.

I wondered how someone could produce such familiar movements.

Then I stopped myself.

Wondering was not proof.

I had to be careful.

The signature had not yet been examined by a qualified expert.

We hadn't established who wrote it.

I couldn't accuse Derek of forging it simply because his name appeared elsewhere on the application.

That distinction mattered.

Even though I was angry.

Even though I was frightened.

Even though I had good reasons to question his honesty.

Robert had been clear about the need for evidence.

I wanted to follow that advice.

I had spent too much time accepting claims without checking them.

I wasn't going to replace that mistake with another.

I thought about Megan.

She had accepted Derek's explanation of the quitclaim deed.

She had presented the photocopy to me as though it settled the matter.

I remembered her standing in my kitchen.

She had been certain.

Her parents needed somewhere to live.

Derek had supposedly handled the property.

The move was being arranged.

My wishes seemed to be the only thing nobody considered.

I had wanted to tell her that she didn't understand what she was holding.

But I also remembered the way she spoke.

She had come to inform me.

Not to ask me.

That was what hurt.

Later, when the moving truck was leaving, she asked whether I had known about the trust all along.

I told her I had.

She wanted to know why I hadn't explained it.

I remembered looking at her and asking whether she would have believed me.

She hadn't answered.

That silence stayed with me.

Now I was in Robert's office, and the same issue had returned in a different form.

People had treated documents as proof of things those documents did not establish.

Megan had relied on the photocopy.

Derek had relied on his ownership claim.

And now the lender possessed an application that appeared to include my approval.

The papers mattered.

But their accuracy mattered more.

I looked toward Robert's folder.

It contained the information we had available.

It didn't contain every answer.

I had to accept that.

I asked Robert once more about the records still being requested.

He explained that the supporting documents needed to be reviewed.

The original materials would help the examination.

We would need to understand the basis for the statements made in the application.

I nodded.

The procedure sounded sensible.

It also sounded painfully slow to someone who had already spent three weeks feeling pushed out of her own home.

I remembered those weeks.

The uncomfortable feeling whenever Derek spoke as though my living arrangements were settled.

The shock of seeing my bedroom altered.

The gray curtains.

The primer covering the coral paint.

The furniture catalog lying open on the porch swing.

I hadn't chosen any of it.

Yet every change had been made as though I no longer had a say.

I thought about Arthur.

He had loved that porch.

We had built the swing together.

There was a scratch near the corner of the white-oak railing where he once dropped his hammer.

I had never repaired it.

I liked the reminder.

It was a small piece of our ordinary life.

Something nobody else would think worth saving.

I wondered whether Donna had noticed it.

I couldn't know.

But I remembered how freely the Proctors had discussed changing things.

The house was becoming theirs in their minds.

They were already deciding what should stay.

What should go.

What needed painting.

And my memories weren't part of those discussions.

I looked down at the application.

Eight hundred seventy-five thousand dollars.

That was the value assigned to the property.

I knew the villa had financial value.

Of course it did.

But seeing that number beside Derek's name made me feel as though the work Arthur and I had done had been stripped of everything personal.

The house had become an asset.

Not mine.

His.

At least, that was how the application presented it.

I thought about the amount he wanted to borrow.

One hundred eighty thousand dollars.

I remembered the debt he admitted on the porch.

Around eighty thousand.

Those were two different figures.

I didn't know precisely how they were connected.

I didn't know what Derek had intended to do with the requested loan.

I wasn't prepared to invent a reason.

But I could see that his financial problems were serious.

He had admitted as much.

His business had been struggling.

Megan's parents were facing the loss of their apartment.

He had wanted everyone to live at the villa to reduce expenses.

Those were his explanations.

They didn't excuse what he had done.

And they didn't explain the signature.

I rested my hands on my lap.

For years, I had believed that if Derek needed something badly enough, I should try to provide it.

That was how I had approached his problems.

When his first marriage ended, I helped him find an apartment.

I paid several months of expenses.

I didn't want him feeling abandoned.

Arthur had already died.

I was determined that Derek would still feel he had a parent he could depend on.

That belief had guided me through many decisions.

Some had been good.

Others, I was beginning to question.

I couldn't blame myself for Derek's choices.

He was an adult.

He was responsible for what he said and signed.

But I could acknowledge that I had rarely made him face the full consequences of asking too much.

I had been afraid to disappoint him.

Now he had disappointed me in ways I never imagined.

I looked at Robert.

I wanted to ask him how people survived learning something terrible about their own children.

But I didn't.

I didn't yet know what the evidence would establish.

It would have been wrong to assume the worst before examining the signature.

I had to separate what I knew from what I feared.

The property was mine.

The application identified Derek as owner.

The signature resembled mine.

I had not written it.

Those were the facts.

I repeated them silently.

Again.

And again.

They were enough to justify investigation.

They weren't enough to answer every question.

I thought about calling Derek.

I imagined hearing his voice.

I imagined him telling me the situation had been misunderstood.

He had used that explanation before.

When Robert mentioned the loan in the driveway, Derek dismissed it as a misunderstanding.

When I asked whether he had told the bank he owned the property, he looked away.

I remembered that silence.

It felt different now.

The application showed that he had identified himself as owner.

There was no need to guess about that part.

But there were still questions he hadn't answered.

I decided I wasn't going to chase explanations through another argument.

Robert had already contacted Derek about the discrepancy.

The proper review needed to continue.

I wasn't going to interfere with it because I wanted emotional reassurance.

That was a hard decision.

Much harder than it should have been.

My instinct was to talk to Derek until he told me something I could accept.

I wanted the old relationship back.

I wanted the easy trust.

I wanted to believe he had never intended to hurt me.

But wanting those things didn't make them true.

I looked at the signature one last time.

My name had been placed on a document I didn't authorize.

I couldn't ignore that.

I couldn't protect Derek from the questions it raised.

I could only insist that the answers be established carefully.

And for the first time in my life, I understood that trusting my son and protecting myself had become two separate decisions.

<a
