Ivers.

The letters were familiar.

The handwriting was familiar.

Even the little movement at the end looked familiar.

But I hadn't written it.

I knew that as surely as I knew the villa belonged to my trust.

I kept my eyes on the application.

Robert sat across from me.

He didn't hurry me.

He had already explained why the document mattered.

Now he was allowing me to understand what I was looking at.

That was harder than I expected.

The application had been submitted three months earlier.

Three months.

I had been living my ordinary life while Derek was presenting my property as an asset he owned.

I hadn't known.

I hadn't suspected.

And when I finally learned what he had done, it was because he tried to remove me from the house.

I looked at the date again.

The moving truck had arrived much later.

Megan had presented the photocopied deed only the week before the confrontation.

But this application had existed long before those events.

That troubled me.

It suggested that Derek's interest in the villa wasn't simply a sudden response to his in-laws losing their apartment.

He had already been using the property in his financial affairs.

I didn't know how far that went.

I wasn't going to pretend I did.

But I couldn't forget the timing.

Robert had highlighted the section that identified Derek as the owner.

I read it again.

It was such a straightforward statement.

There was no hesitation in the wording.

No explanation that the property belonged to his mother.

No indication that it was held in her revocable living trust.

The application treated him as the owner.

That was the claim Derek had made to the lender.

And it was the same claim he had made in my driveway.

I thought about his face when the deputy examined Robert's certified deed.

He had looked so certain before that.

He had reached into his jacket and produced the photocopy as though it would settle the matter.

I remembered how he had laughed when the deputy said his name wasn't on the ownership record.

It had been a nervous laugh.

I recognized it now.

At the time, I had been focused on keeping my home.

I hadn't understood how much more was involved.

Robert pointed to another section.

The villa had been valued at approximately eight hundred seventy-five thousand dollars.

I knew the house had substantial value.

I wasn't foolish about money.

I understood that land and buildings could become more valuable over time.

But I had never thought about that figure the way Derek apparently had.

To him, it seemed, the villa was something he could place on a financial application.

To me, it was the place Arthur and I had worked toward for years.

That difference mattered.

It mattered more than the amount.

I remembered standing in the kitchen after Arthur died.

The roof needed replacing.

Money was limited.

There were decisions to make.

I sold his old truck.

I didn't want to.

But the house needed the work, and the truck could help pay for it.

I remembered the sadness of giving it up.

Then I remembered the relief of having the roof repaired.

Arthur had wanted that house to last.

So had I.

For nearly a year, I worked weekends while finishing what needed to be done.

Sometimes I was tired.

Sometimes I wondered whether I was asking too much of myself.

But I kept going.

When I looked at the completed work, I felt that I had kept something of our plans alive.

Now the house was being represented by a number on Derek's loan application.

Eight hundred seventy-five thousand dollars.

I stared at it.

The figure couldn't explain why I had stayed after Arthur died.

It couldn't explain why I kept the small scratch in the porch railing.

It couldn't explain the feeling I had when I walked into the kitchen and remembered Arthur talking about the two of us growing old there.

Those things belonged to me.

They weren't available for Derek to claim.

I looked toward Robert.

He remained quiet.

I could tell he understood that the document affected me personally, not just legally.

But he didn't try to make the conversation emotional.

That was probably why I trusted him.

He was there to establish what the records showed.

He wasn't there to tell me what I wanted to hear.

I asked him again about the signature.

He explained that the lender had provided a copy of the application.

We still needed the original supporting documents.

A qualified forensic document examiner would be necessary to assess the handwriting properly.

I understood.

At least, I understood the procedure.

Emotionally, I wanted something simpler.

I wanted somebody to tell me that my son hadn't done this.

I wanted a harmless explanation.

A clerical error.

A misunderstanding.

Something that would allow me to look at Derek without wondering whether he had deliberately used my name.

But Robert couldn't give me that.

Not without evidence.

And I knew he was right.

I looked at the signature again.

There was the curved V.

The long stroke through the I.

The familiar finish on the surname.

I had never thought of those details as something another person might notice.

They were simply how I wrote.

Yet the signature on the application resembled mine closely.

That was what disturbed me.

If the handwriting had looked nothing like my own, I might have felt less shaken.

I could have pointed out the difference and moved on to the question of who had written it.

But this was different.

It looked as though someone had paid attention.

I didn't know whether that was true.

I couldn't make that accusation.

All I knew was that the resemblance made my stomach tighten.

I moved my hands away from the paper.

I was afraid I would begin shaking again.

Robert noticed my silence.

He didn't interrupt.

I was grateful for that.

For years, people in my family had expected me to respond quickly.

Derek had a problem.

I solved it.

Derek needed help.

I offered it.

When his first marriage ended, I hadn't waited for him to work everything out alone.

I found him an apartment.

I helped with the expenses.

I told myself that he needed time to recover.

And he did.

I still believed he had needed support.

What bothered me now was how easily that support had become an expectation.

Derek had learned that when he faced something difficult, I would try to remove the difficulty.

I had helped teach him that.

I couldn't place all of the responsibility for that pattern on him.

Looking back, I should have recognized the difference between helping an adult child and making his choices for him.

I hadn't.

I had been afraid of seeing him suffer.

Especially after Arthur died.

There was a time when I believed that if I could keep Derek comfortable, I was honoring Arthur's memory.

I couldn't protect his father.

But I could protect him.

I had carried that thought for years.

Now, sitting in Robert's office, I was beginning to see that my fear of disappointing Derek had kept me from noticing how much he expected.

He didn't merely ask for help anymore.

He made decisions involving things that belonged to me.

He expected me to accept them afterward.

That was what had happened with the villa.

I remembered him standing in the driveway.

The moving truck was behind him.

His wife and her parents were waiting to settle into my home.

He had already told me I wasn't welcome.

I had looked at him and searched for some sign that he understood what he was doing.

I hadn't found it.

Then the deputy arrived.

Robert produced the trust documents.

And suddenly Derek wasn't nearly as certain.

I thought about that change.

It had taken a legal record to make him reconsider.

Not my sadness.

Not my objections.

Not the fact that his own mother was standing in front of him.

A deed.

A certified piece of paper.

That was what stopped him.

I had been hurt by that realization.

Now I was looking at another piece of paper.

One that might reveal something even more serious.

I felt as though my relationship with Derek had become a collection of documents.

A quitclaim deed.

A recorded trust transfer.

A loan application.

A signature.

I hated that.

I had raised him.

I knew what his favorite places in the villa had been when he was younger.

I remembered the summer he brought his college friends.

He had complained that the back bedroom felt too small.

I had taken down the old partition and rebuilt it.

I wanted him to feel comfortable bringing people to the house.

I didn't resent that work.

I had enjoyed being able to do something for him.

But I remembered his reaction years later.

He seemed to believe that because I had made room for him, I should now give up the entire place.

The distance between those two ideas was enormous.

I hadn't noticed it growing.

I wondered when he had stopped thinking of the villa as his mother's home.

I wondered when he had begun thinking of it as something he could eventually claim.

Those were questions.

Not facts.

I had to remind myself of that distinction.

I didn't want my hurt to lead me into making accusations that the evidence couldn't support.

That was part of why I had come to Robert.

I needed someone who could separate the facts from my feelings.

The facts were already difficult enough.

Derek had claimed ownership on a loan application.

He had used a property valuation of approximately eight hundred seventy-five thousand dollars.

He had requested one hundred eighty thousand dollars.

The application included a signature resembling mine.

And I hadn't signed it.

I looked at Robert.

"Could this have been submitted without anyone checking the ownership?"

He returned to the information the lender had provided.

The application existed.

The property had been identified as Derek's.

The official title records showed otherwise.

The discrepancies needed to be examined.

I understood that we couldn't settle the entire matter from the copy on his desk.

I wanted the remaining records.

I wanted to know exactly what Derek had given the lender.

I wanted to know what the lender had relied upon.

Most of all, I wanted to understand why my name appeared on something I had never approved.

I thought about the loan amount again.

One hundred eighty thousand.

On the porch, Derek had admitted owing about eighty thousand dollars.

The two numbers weren't the same.

I noticed that.

But I couldn't assume I knew how they were connected.

I didn't know whether the requested loan was intended to address those debts.

I didn't know what Derek had told the lender about his business.

I didn't know whether he had explained his financial situation honestly to anyone.

Megan had certainly seemed surprised when Robert mentioned the loan.

She had looked at Derek and reminded him that he had said he didn't have debts.

I remembered his response.

He wanted her to stop asking questions.

Not because she had been rude.

Because the questions were uncomfortable.

I had seen that same behavior on the porch.

Whenever I asked something direct, Derek tried to move toward an explanation that made his choices seem reasonable.

His business was struggling.

Megan's parents needed somewhere to stay.

Everyone could save money.

I understood the pressures.

But I couldn't understand why he had decided that my consent was unnecessary.

That was the part he never properly answered.

And now I was facing another unanswered question.

Who had written my name?

I rested my hands in my lap.

For a moment, I thought about calling Derek myself.

I could picture the conversation.

I would ask him to explain.

He would tell me things had been difficult.

He would say he hadn't meant to hurt me.

He would ask me not to make matters worse.

Then I would be expected to help him find a way out.

I knew that pattern too well.

I had just lived through it.

This time, I needed to let the evidence speak before I listened to more explanations.

Robert had already contacted Derek about the discrepancy.

There was no reason for me to become the person managing his response.

I had enough to manage.

I had a home that had been entered and changed without my consent.

I had an ownership dispute that required legal protection.

And I had a financial document carrying my signature.

I didn't need to add another argument with my son.

I looked down at the application one more time.

The signature was still there.

The resemblance hadn't changed.

I couldn't make it disappear by refusing to look.

I couldn't make it genuine because I wished the situation were harmless.

I had spent too many years trying to make difficult things easier for Derek.

I needed to stop doing that.

At least until the truth was established.

I told Robert I wanted the handwriting examined and the supporting records obtained.

He confirmed those were the necessary next steps.

I listened carefully.

I didn't ask him to accuse Derek.

I didn't ask him to protect Derek.

I asked him to establish what had happened.

That was the only position I could honestly take.

And as I sat there looking at my name on a document I had never signed, I realized that loving my son no longer meant accepting his version of events without proof.

<a
